We do our best to reduce any surprises with clear, concise directions and agendas. You can expect regular meetings to review milestones and submit feedback. The Journey
From the outset, our goal is to deliver a holistic understanding of the processes and procedures needed to bring your project to life. There are a number of steps we take to ensure your project flows smoothly from start to finish.
Discovery
The Discovery Process is primarily an information collection stage. Gathering the project-relevant information aids us in getting your project from dreams to reality in a clear and efficient manner, while allowing the whole process to be as cost effective and stress free as possible.
We will research your property, looking for opportunities and identifying potential obstacles, taking into account zoning requirements and restrictions. We will help you collect property details, neighbourhood records, and by-law information.
Next, we will book a site meeting with you to review and confirm the information we have gathered. Through our Project Design Interview, we will also discuss and define the function and design you are seeking. You will receive a full report to help you make the right decisions.
Design
There are a number of collaborative stages involved in the design and price planning of your project. It is crucial that you let us know your goals, vision, wishes and expectations so that we may develop a meaningful plan for your suite or space. It’s all about you.
Get everyone in your household involved. Bring along as many photos or examples of what you wish to achieve. Our talented interior designers will help you work within your budget and bring about the desired look and functionality you want in your new space.
Build
Our staff are courteous and thoughtful. We appreciate that noise and clutter can be distressing to you and your neighbours. We take additional precautions to ensure you feel your physical and mental space is respected.
The build process is made up of several very exciting stages. This is where you get to experience the development and implementation of your dream.
- Demolition, excavation, servicing
- Foundations
- Framing, windows/doors, roofing
- Mechanical and electrical rough-in
- Insulation and drywall
- Millwork and finishes
- Completion Items (mechanical, electrical)
- Final touches
- Post-occupancy inspections and support
Budget
There are several components that come into play in determining your overall project costs.
Fees
- Site survey, feasibility study
- Design (concept, permit, interior design and construction drawings)

Site Costs
- Costs incurred if demolition, site grading, and/or electrical and plumbing utility upgrades are needed
Building construction costs
- Labour and materials for the foundation, framing, windows, doors, insulation, mechanical, electrical, drywall, paint, cabinets, appliances, fixtures, tiles & flooring, interior and exterior finishing, millwork, landscaping

Warranty
Once your project is complete, we’ll do an end-to-end walk-through with you. We will review all the features that you asked for and show how we painstakingly brought every detail to life. Rest assured that everything promised will be delivered.
In conjunction with our suppliers, professionals and craftspeople, we are proud to back all of our projects with a 2-year labour and materials warranty. In addition, we ensure applicable equipment manufacturers’ warranties are transferred to you. This information will be included in your final project support and documentation package presented upon completion of the project.
